Why Redcliffe and Bayside Homes So Often Contain Asbestos

The peninsula was built out as a holiday and retirement area from the 1940s through the 1970s, and a large share of its original housing stock is fibro: asbestos cement wall sheeting, corrugated asbestos roofs, fibro sheds, garages and boat sheds, and asbestos cement fencing. Many of those homes are now being renovated, raised or replaced, which is when the material gets disturbed.

Salt air matters too. Decades of sea breeze weather and corrode asbestos cement roofing and fixings faster than inland, so bayside roofs and gutters are often more fragile, and more likely to shed fibres, than the same product in the western suburbs. If your Redcliffe, Scarborough or Deception Bay house was built or roofed before 1990, assume asbestos is present until a laboratory test says otherwise.

Newer estates such as North Lakes and Mango Hill are a different story: the houses are asbestos-free, but the land was often farm and acreage, and asbestos fragments can turn up in fill during pool or landscaping excavation. That is a soil remediation job, and we handle it from the site visit to the hygienist’s clearance certificate.

Our Process: Licensed, Documented, Cleared

  1. Inspection & testing — we identify suspect materials and confirm them with NATA-accredited laboratory analysis where needed.
  2. Fixed quote & safety plan — a clear price and a documented removal control plan before work starts, with the Workplace Health and Safety Queensland notification lodged for licensed work.
  3. Controlled removal — licensed removalists, full PPE, wet methods, containment and air monitoring where required.
  4. Clearance & certificate — an independent clearance inspection certifies the area is safe to reoccupy or hand to your builder.
  5. Legal disposal — every load is wrapped, transported on our own trucks and disposed of at a licensed facility, with dockets supplied.

Frequently Asked Questions — Asbestos Removal in Redcliffe and Moreton Bay

Do you charge extra to travel to the Redcliffe Peninsula?

No. Our crews are on the road to Moreton Bay most days, so a Redcliffe, North Lakes or Caboolture job is quoted on the same basis as one in Brisbane: the material, the quantity and the access. Ask for a fixed quote and that is the price.

How quickly can you get to my suburb?

We schedule peninsula and bayside inspections through the week and can usually attend within a few days. For storm damage or disturbed asbestos, our emergency team prioritises same-day response.

Can you remove my asbestos roof and work in with my roofer?

Yes. We strip the roof, keep the sheets wet and whole, wrap and dispose of them, clean the battens and gutters, and hand the roof to your roofing contractor on the agreed date. See how we did it for a roofing contractor on our Maryborough roof removal case study.

Do you work on the bay islands?

Yes. At Russell Island State School we removed about 700 square metres of non-friable asbestos panels from two buildings in four days, with the crew, equipment, skip and waste all moved by barge and the crew accommodated on the island so the program ran without daily travel. A hygienist cleared the buildings before they were handed to the demolition contractor. See the Russell Island State School case study.

Do I need testing before removal?

If a material has not been confirmed as asbestos, laboratory testing is the safest first step and sometimes saves you the removal altogether. If it is obviously pre-1990 corrugated cement roofing or fibro sheeting, we can usually quote on that basis.

Are you licensed for friable asbestos as well?

Yes. Total Asbestos holds a Class A asbestos removal licence, which covers friable and non-friable (bonded) work, so we can handle everything from a fence panel to loose insulation and contaminated soil under one contractor.
